SMS policy

What recipients can expect when Holden supports a real-estate business’s inbound lead conversation.

Holden provides messaging infrastructure to real-estate businesses. The business identified in a message is the sender of that conversation and is responsible for its lead sources, disclosures, and legal obligations.

1. Program description

Holden helps a real-estate agent, team, or brokerage respond to a fresh inbound inquiry by SMS. Messages may acknowledge the inquiry, ask approved qualification questions, answer limited questions using supplied context, coordinate a live-agent handoff, and provide related follow-up requested by the recipient.

2. Sender and automation identity

The opening message must identify the real-estate business and Holden as its automated assistant and include clear STOP instructions. Holden is not a licensed real-estate professional and must not impersonate one.

3. Consent

Holden applies a no-send gate before the first automated message. The configured lead packet must include the sender and use case, telephone number, timestamp, source or form, disclosure version, affirmative action, and consent evidence required for that workflow. Customer representation alone is not sufficient when the configured workflow requires proof. Consent to receive marketing messages is not a condition of purchasing any property, goods, or services. Consent may not be bought, sold, or transferred for unrelated marketing.

4. Message frequency and charges

Message frequency varies based on the inquiry and recipient’s replies. Message and data rates may apply. Wireless carriers are not liable for delayed or undelivered messages.

5. Opting out

Reply STOP to unsubscribe from SMS messages from the identified sender. Holden also treats clear natural-language requests such as “do not text me” as opt-outs. After an opt-out, one nonpromotional confirmation may be sent. No further messages within that sender and consent scope may be delivered unless the recipient provides new consent where permitted by law.

7. Quiet hours and follow-up

Customers configure messaging hours based on their workflow and applicable requirements. A direct response to a recipient’s inbound request may be handled differently from scheduled follow-up. Holden provides quiet-hour controls, but each customer is responsible for choosing compliant settings.

8. Prohibited messaging

Holden may not be used for scraped or purchased contact lists, unsolicited bulk messaging, deceptive sender identities, harassment, discriminatory real-estate practices, unlawful steering, misleading property claims, or messages that violate carrier policies or law.

9. Privacy

SMS consent and telephone numbers are not sold or shared with third parties for their independent marketing. Messaging data may be shared with communications providers and the identified real-estate business as needed to deliver, route, support, secure, and record the conversation. See our Privacy Policy.

10. Contact
